The decision file,
not a score.

A score tells you a number. A decision file tells you what to do — and stands behind you if the decision is challenged.

Why screen harder

“They eyeball a paystub.
We verify the person.”

Pay stubs are documents, and documents get edited. We check the applicant's government ID, pull their TransUnion credit with their consent and flag anything that doesn't line up, so the person on the application is the person moving in.

Four sections. Each one stamped and logged.

01

Identity

Government-ID verification and fraud checks on every application — so the person applying is the person moving in.

02

A plain-English summary

Every file comes with a plain-English summary and any fraud flags, written beside the score and never instead of it. Included in every screen, not an add-on.

03

Credit: TransUnion, with consent

We request the applicant's TransUnion Canada credit report with their consent. They may see the inquiry when they view their own file, and the result is normally reusable for 90 days, so a repeat invite usually needs no new inquiry. Results are instant once the applicant completes their part.

04

Household & guarantor scoring

Students and newcomers aren't dead ends. Guarantor income counts at an 80% haircut with a 650 credit floor, scored into one household file with a TDS affordability check.

The question that matters

“If a declined applicant pushes back, what do I hold in my hand?”

This file. When you decline, an adverse-action notice is generated and sent for you automatically. Every consent is ledgered, and every step lands in an append-only audit log. You made a documented decision on verified data — and you can show it.

  • Adverse-action notice — generated and sent automatically on decline
  • Consent ledger — every applicant consent, timestamped
  • Append-only audit log — who saw what, when
